Easily the worst estate agents I have ever dealt with. You can repeatedly call about a viewing with the response 'we'll get back to you' and never hear back. All documents should be checked if you have to go with them due to multiple money cock ups. Also problems with guarantors and changing of move in dates. They forced us to pay for a rented house a month earlier than agreed, it was not even finished by this point. The worst estate agents I've ever dealt with. I've spoken with many staff there and all are incompetent.

As they do not mention the property we have guessed which property it might be as this review has just been placed and there is only one property recently that the tenants wanted to move the date that they agreed to take the property from. Their complaints seem to be the following:

1. Multiple money mistakes

2. Problems with the guarantors

3. Changing move-in dates

4. Forced us to pay for a house a month before agreed.

5. Hobdays Fees Expensive

Hobdays will now answer their 5 points:

There was one mistake with the money not multiple and this was rectified immediately.
There was one only one problem with the guarantors that they telephoned Hobdays and were very rude to a staff member and decided that they would dictate the moving process rather than what had been agreed and signed by the tenants who initially viewed the property and agreed face to face with the landlord at the time of viewing the property.
The dates were agreed by the tenants and they signed to say that they would take the property on that agreed date with the landlord present.
No one forced them to pay as this was agreed by the tenants and the landlord informed us that if they changed their mind from the agreed date then he would not accept them and instructed Hobdays to re-market the property.
Under Advertising Standards Authority ALL agents have to display their fees and inform tenants of them before they enter into an agreement. So the tenants were aware of our fees before they took the property and due to the number of tenants we actually reduced their fees.

The tenants agreed with the move in date and conditions of the tenancy in front of the landlord and signed the forms to confirm these. Hobdays works for their landlord and these tenants were not happy because they felt that they could change the agreed date by a month, which the landlord would not allow. They then felt it right to post a poor review to get back at the agent. There are always two sides to a story.

Hobdays refute that we were unprofessional towards them or rude, we had no reason to. There is always more than one side to a story, which is why the property redress system is there, and if anyone wants to call Hobdays to find out the full facts please do. ...
