All properties sold by Express Estate Agents are advertised "Offers In Execess Of". This is because they under price them in relation to the price the "actull" are looking to achieve. The prices advertised are only there to tempt you to view, and encourage a bidding war amongst interested parties. I was aware of this, having reas earlier reviews, and looked at house prices OIEO £99,950. I asked them whether an offer of £100,000 would be considered, and was told no. I asked if an offer of £110,000 would be considered, and was again told no. When I suggested that the advertised price should perhps be OIEO £110,000, the negotiator could offer no defemce, other thn to waffle on about other stuff. Fortunately I was wise to the practice before hand, and did not waste my time viewing, but PLEASE BEWARE, this is very "Sharp" practice.
What agent could do to change your mind?
Agent advertised at intentional decieving low price, not the actual price required to buy the property. Misleading, and time wasting for buyers.
