Having been quite dissatisfied with MannCountrywide throughout our 2 year's renting with them (slow responses to issues, large fees etc.) myself and my partner had our most negative experience when ending our rental contract with them.
MannCountrywide attempted to claim almost £600 by forcing us to extend our tenancy, even though we had already vacated. They had no right to do this but their actions prevented quick return of our full deposit, leading to an arduous few months of communications.
We explained to them several times in clear and certain terms, based on our contract, that this money was not due to them but they continued to press for it. Whilst it is unclear if they did this as a result of ineptitude or dishonesty, it did become apparent to us that they had incentive to keep the property off the rental market so that we would continue to pay rent whilst the flat was untenanted for the windows to be replaced.
Ultimately the case went to adjudication and all of our deposit was returned to us but this was not before several very stressful months.
The situation was made much worse by Scott Davies' notoriously inconsistent or poorly written e-mails which added a lot of confusion to the case. We are very glad to no longer be renting with MannCountrywide and would not use them again.
We were left greatly concerned about their conduct, particularly as the techniques they used to try and get additional money from us could well have worked on more vulnerable customers. We would warn everyone renting with MannCountrywide to very carefully scrutinise their contracts and to pursue adjudication (a free service) if they are not being reasonable and / or sticking to their word.
Comment on agent fees
A ‚£125 fee was invoiced annually for contract extension. This process involved little more than the agent sending out a standard contract template and hence seemed an outrageous price to pay
