Edison White are very biased towards the interest of their landlords. Below is a quote from TDS which we got once we found out we would not get our all our deposit back (note this we left on Feb 29th and got this letter on 24th of April.
'This is a quote from our report by TDS (Tenancy deposit scheme)For the avoidance of doubt, once the tenancy has determined, tenants are not entitled to return to the Property to make repairs or carry out further cleaning, the property having been returned to the landlord's Possession.
Award to landlord: £310.55'
This was sent to us on the conclusion of a decision by TDS in awarding part of our deposit to the landlord unfairly. On leaving the property on a the 29th Feb we were then given (1st) an itemised checkout report stating we had outstanding cleaning and repairs that needed doing. Edison emailed us advising us of this to which we emailed back agreeing (despite not accepting these issues were indeed outstanding). Our cleaning company to which we had already paid £300 were set to return on the Thursday 3rd however despite agreeing with us that this path of action would be taken, Edison sent their own company the morning prior and carried out their own tidy up to which they charged us for (award to landlord above) We then had to pay out to our cleaning company more money for the call out. The house was left in good condition by us (29th) on top of this we paid £300 for the garden to be cleaned and tidied and agreed to some repairs (minor) that we morally were liable. Despite this in all we have paid in the region of £1000 that was not foreseen due to Edison cleverly playing the system.
They told us on the phone that they recommend a company to clean (£475) and if we used another company they we could be liable for additional charges (a low and behold this came true!)
We handed all the keys back which they checked at the office on handover but they later lost these but blamed us and in addition charged us for breaking into the shed as it had a padlock on. We disputed this with TDS but without evidence the letting agents got awarded the money! They also charged us £10 for a light bulb despite us being good enough to leave 2 pack of bulbs which they denied where there.
The list goes on….. I could print more but don't want to be sued. They are another example of poor unregulated letting agents getting away with what they like. I would be very careful before you take them at their word. Not only have they lied TDS have supported them. The systems wrong. The charity Shelter have been CC's into all correspondence so if you need help and advice get in touch and support the abuse. Richard White even lied to a contractor who refused to repair a leaking roof for a week (we had a 1 year old baby) as Edison had not paid their previous bills and told the contractor they couldn't pay until they chased us for rent (email sent 10.10am on 1st of month) despite us never being behind ever with payments…..

We are never happy to read a negative review. However, there are always two sides to every story and I do not feel you have given a fair account of the entire situation. This is supported by the TDS independent adjudicator on this matter awarding the Landlord 100% of the amount in dispute based on facts given by all concerned parties, yourself included. Contrary to your comment, the money does not go to the estate agent (We do not profit from this at all) but is returned to the landlord by the TDS and this money is used to carry out works to get the property back into the condition you found it in. I guess the moral of the story to all tenants is don't just leave light bulbs at the property but change them if they are no longer working and to try and leave the property in the condition you received the it at the start of your tenancy. In relation to your comment regarding ore fees, our charges for tenant checks are cheaper than those of Haringey Councils own 'NON-PROFIT' letting agency. I am always happy to have a one to one with Shelter as I feel there should be a fair system for all, tenants and landlords alike. It's a two-way street Christopher!
