I didn't let a property through this agent and now never would. I called to arrange a viewing and they arranged it for the following Tuesday. I took the day off work and viewed the house, whilst there the viewing chap asked if we had a guarantor, I explained that I didn't feel I needed one due my job and impeccable record as a tenant. The viewing chap said this would be fine and gave me the form to apply and said that I should put details on the form of my employment. The following day I called the office and asked what I needed to apply and was told just the form and my £60 application fee. I finished work early so I didn't miss out on the property and drove to the agents office, whilst there I was told that I needed a guarantor, I explained that I didn't have anyone and I didn't fee I needed one, the young lady took my form and said she would get someone to speak to the landlord and they would let me know. The following day came and by 1pm I hadn't heard anything, I called the office to say they were requesting references before speaking to the landlord, I requested that this didn't happen as if the landlord wasn't prepared to consider me without a guarantor, then I didn't want my employer to be receiving numerous requests for references. Later that day I received a call from someone *, he stated that it was 'company policy' that all tenants had a guarantor he also stated that he wasn't prepared to progress my application without one. His mannerism was very hostile and I ended up retracting my application and will look elsewhere for a property.
Any prospective tenants I would avoid this agent at all costs! They seem hostile and don't like to be upfront saying you needed a guarantor! If they had told me their 'company policy' before making my appointment to view the house I wouldn't have wasted my time. I feel it was an insult and very intrusive especially as I have rented houses for over 15 years and never missed a payment!

I'm not the wisest person in the world but I'm told there is always more than one side to every story.
The facts that you complain about start with you falsely claiming you were employed as a police officer, when in fact you were not. Employed Police Officers may not require a guarantor as they are regulated in respect of debts very heavily by their employer but you are not a police officer and as such we cannot offer an apology for protecting this landlord's significant investment in his £200k house by asking you politely for a guarantor.
Anyone being subjective to your review will note by your own admission we did not take your admin fee from you because we were clear about requiring a guarantor however you were unpleasant and aggressive about not needing one to both my viewing agent and staff and it was only once I contacted you as the manager and made it clear beyond doubt that you accepted what you had been advised already and demanded your forms back.
I'm sorry you felt there was hostility however I would graciously suggest you consider your own part in our conversation. Whilst I'm sure anyone that knows you on a person level will concur you are an exemplary tenant sadly this job is marred by many that make similar claims but are not so and as such we are forced to be thorough in our job.
