Hello, i am a tenant, and my experience with the agency was horrible!!! After we let a 4 bedroom house in Canning Town all our problems begin. The house is full of mice, mold, rain through the roof,the heaters are not working properly and is very cold, and every night (between 5-8 pm) a group of teenagers hit the door entrance and trow eggs in windows,sticks and stones, they even put fire on rubbish bin. We call the police since we moved here 7 times until now. After a few weeks after we moved here the fridge broke and we call the agency( the management team from Stratford) and they said that someone will come to fit it(indeed but after 1 month after we call them a thousand times)and after 1 week was broke again...the same problem, and now we still having it broken in the back yard. Now we are looking to rent a new house but sure it will not be from VICTOR MICHAEL (besides this i heard that they don't give you back the deposit!!!) I HOPE EVERYONE WHO WANT'S TO LET A HOUSE FROM THEM TO SEE MY MESSAGE AND THINK AGAIN!!!

What agent could do to change your mind?
The agent would have been better if they was clear , friendly , if they listened. If the owner himself wasn't such a rude old man and if he didnt think he was better than everyone else would have made it great! :D

Victor Michael firstly would like to point out that the tenancy deposit was never refused to be returned. Payment was made to the bank account of details hold on our management system. Unfortunately the deposit payment was made to a tenant that had been removed from the lease previously. This was a pure oversight and the situation was rectified within 24 hours by the tenant calling the previous tenant. In the interim Victor Michael had contacted its bankers and arranged for a trace to be made on ...

I have also been a former tenant of Victor Michael, and i must disagree with your comment. My name is natalia and i came from polond to study in the uk, my first stop was at Victor Michael who were very helpful not only did they quickly sort a place out for me but they also assisted in helping me secure a place at a local university. Complaints Procedure

Complaints Process
We are committed to providing high quality services to clients. We value complaints and use information learnt from them to help us improve the services we offer. If something goes wrong or you are dissatisfied with what we are providing, please tell us – you should feel free to raise matters of concern without risk of disadvantage. Please find detailed below our complaint procedure and how to make a complaint.
All complaints should be put in writing.
Initial query
Our members of staff have been trained to address any queries raised by our clients; their experience is based on the day-to-day dealings with clients regarding all manner of queries relating to the rental of the property.
If you are not happy with the response provided to you by the member of staff dealing with your query, your complaint will be raised to Stage 1 of the complaints process.
Stage 1 – Department/ Branch Manager
At Stage 1, your complaint will be addressed by the manager of the department, who will look into the query raised by you, and discuss the matter with the member of staff to assess whether the response given is fair and impartial.
We will acknowledge all written complaints within 3 working days.
We aim to resolve complaints quickly and effectively and would expect to give you our decision at Stage 1 within 21 working days, unless there are exceptional circumstances, then we will advise if extra time is needed in writing.
If you are not satisfied with the response we give at this stage, we will tell you what you can do next. If you choose to, you can take your complaint to Stage 2 of the complaint procedure. You may choose to do this immediately or shortly after you get our initial decision.
Stage 2 – Senior Manager
Stage 2 is dealt with a senior manager of our company, who deals with the day to day management of members of staff, and the implementation of the Company’s policies and procedures. If you wish to pursue your complaint further, please send in a written complaint to the following:
