Absolute Cowboys. So many issues in a tenancy that lasted less than a year. Of course, they were great until they had us signed up - full of promises and assurances. As it transpired, we had an absolute nightmare with them.
Firstly, no one had paid the gas or electric bills when the property had been vacant prior to our move in. The gas supplier had installed a pre-payment gas meter in this time, which meant months of back and forth with the supplier to sort this out.
Our rental payments were always on time but were not sent on to the landlord and resulted in the landlord contacting us regularly to ask for the rent. Eventually the landlord asked us to send him the rent directly.
The boiler broke in December and we were without heating and hot water for several weeks in the winter without a visit from a plumber or such. Eventually the landlord agreed to rent reduction until the issue was resolved and a plumber arrived within a week or so after this and resolved the issue.
The gas safety certificate and deposit protection scheme details were not provided to us, thus breaching legal requirements. In fact, gallery sent a 'fake' deposit protection certificate, which looked like a real one but on closer inspection (I only looked closely when we left) was nothing of the sort.
Eventually the landlord allowed us to end the tenancy early and when we did the move out inspection, we signed an inventory but were informed by Dennis that the landlord would be able to add things to this after our signature was taken. I insisted on taking photographs of the inventory.
When we left, we were never contacted about our deposit and we are still not aware of whether this was protected with a government scheme or not, even though this is a legal requirement. I expect it is going to be necessary to go to court to get any of this back.
The general communication is absolutely horrendous as they never respond to emails or answer their phones. Even if you go to their offices, there is often nobody there.
Overall, they are the worst letting agents I have ever experienced and worse than any i have ever even heard of. They are cowboys operating outside the law and getting by on scamming people. They will take advantage of your better nature at any opportunity so my advice is to avoid them at all costs - I would sooner be homeless than use them again. If you are already tied in to using them then I would recommend engaging with solicitors now as you will need them.
Useless, lying, smarmy, horrible cowboys.
What agent could do to change your mind?
Their fees were normal but the service was so bad, this is not relevant.
