I should agree with the review of G S. Our situation with Moores happened just the same month and year of your review. This agency doesn't check their property thoroughly before they let it to the tenant! Good for you G S because you have been offered a discount on the property that is being sold to you and to your family. But for us? We have been kicked out of our house and did not even offer us another place to move into. We have a 1 yr old daughter and we have been treated like we are not even worthy to be housed! We have been blamed by Hayley who's the daughter of the Owner at Moores of the damages that is not even our fault. We don't really want them to be our housing agent again because we have been with them already in our previous flat which had been covered with MOLDS when we moved in. Because they don't seem to care a lot about their tenants. Just like in our case, If we did not send them a picture of what was growing in every room of our flat, they wouldn't do anything about it, at first we only reported it through email, and then we send them the pictures and that was then they started doing something. We were so happy that somebody had bought the flat from them and he was a very caring landlord and never had any problems with him. But then we found another place near my work place and unfortunately it was again under Moores, we don't have a choice but to get it because the only thing we like about it was the location. So, in this house that we moved into and where they kicked us out from had an issue with the previous tenants as well because they did a runner from Moores, they left the house with tv mounted holes on the wall, some writings on the kitchen cupboards, and broken pipe in the kitchen sink. And these were ALL BLAMED ON US when we moved out. Our fault because we did not take picture of these things. They also did not trim the grass and the hedges of our garden when we moved in which also resulted to us refusing to trim it at the end of the tenancy and in addition to this, the lawn mower of the landlord was broken and we were promised of another lawn mower by the landlord but because I think it was also lack of communication of the agent Judith to the landlord and the eagerness to kick us out, they have forgotten to remind the landlord about what she has promised us.. So as a result with all these hassle, we lost our £600 deposit. I knew that we are not able to get some of our deposit back anymore because of how things are going but we just took it further anyway. We were just thankful that the council had offered us a place to live because if not, we could have been spending our night on the street with our 1 yr old daughter. These people don't have any conscience of what they are doing to other people. All they think about is money and business!

Yes, we agree, there are always two sides of the story but let us get all the facts straight. Firstly, yes, we really feel blamed of the things that the previous tenants have done to your house. Your company's inventory was NOT even ACCURATE. We regret that we haven't taken any photos at the start of the tenancy hence we are losing this battle against your company with no evidence at all. About the advice letter regarding condensation issue, we only receive one letter of that, so please don't say that we had several of that sent to us. With regards to the pipe under the sink, we strongly insist that this has been reported at the start of the tenancy through a phone call and was even written on the inventory notes, we are not sure who received it at that time, it was fixed temporarily by our friend at the start of the tenancy. We admit that on the later part of that we haven't reported the leak because we we're not aware that it was already the pipe that's leaking, but again this was not our fault to begin with. After the previous tenant left you, you should have CHECKED EVERYTHING properly and if it's all working in good condition. You don't just let your property and let SOMEBODY DECIDE if this is OKAY or NOT. We NEVER denied that we liked the house, it was your company that we don't like. The way you say things about your landlord, it seemed that you take care of THEM BETTER than your tenants, it's like you are saying that you are not bothered about the tenants, as long as you got your landlord to lend you their houses. Isn't it that tenants and landlords should be treated EQUALLY? And yes, good thing that the council has given us a home and you have agreed to let us out soon or else your company will have no choice but to extend us or else otherwise you will just kick us out just like that. I don't even know if there is a heart in your business? Try to think about your family being us, what will you do? And as we recall when we left, we went to your office to give back the keys, and asked YOU personally how much do we have to pay for our final rent? And then you said that you are not assigned in the rentals, and that they will give us a call, BUT NOBODY GAVE US A CALL, so DON'T YOU tell us that we have let you chase us! We were never even late for our rent payments, the rental date was just moved later because it is my salary day and that surely we will not miss any payment. We even still continue to communicate because we wanted to know if we could still get some of our deposit back, and after I received an email about the final rent we payed it as soon as we can, again it's not even a phone call as you said. So please stop making up stories about this and REFER to you emails. With regards to the vomit on the bedroom carpet, we really WONDER how you know that it's a vomit? DID SOMEONE ACTUALLY SMELL or lick the floor to conclude this??? You really made it sound that we are a VERY FILTHY people don't you? Just like how you sounded on your letter trying to blame us about that flooring in the kitchen. Can this not be milk or any drink that only spilled on the floor? Also about the drawings on the wall with crayons, for your information, we don't have crayons as our colouring materials and our baby is only a year old, and we don't let her play with colouring stuff yet, unless you've got your own child and is gifted and you let them play that stuff already, I don't know, but again this is an EXAGGERATED judgement, and another poor inventory in your part, because these drawings were already on that wall when we moved in , it is from your previous tenants. We admit, this is another mistake that we have forgotten to take photos of. We really don't know about the dump in the garden, it might be because it's over grown that's why we haven't seen that some rubbish are there. Lastly, the garden how many times that we told you, how are we going to maintain your garden if you don't even provide the proper stuff that we need? We are just going in circles with this again. Why won't you guys ADMIT that somewhere along the line, your employee has forgotten to remind the landlord to provide us with what they have promised? We have done our responsibility under the tenancy agreement to report this broken property, but NOBODY RESPONDED to it. We were not even informed that the landlord will not provide it anymore, so where's the responsibility on your part? And until now, we still don't know why the landlord did not provide the mower that she promised. Just remember, NOBODY will bother to spend their precious time giving your company a review if all of this is untrue.

We are sorry you feel we are to blame about the condition of the house you occupied.

I understand you were issued with an Inventory and Schedule of Condition at the commencement of the tenancy, in accordance with our standard practice. You did not tell us of any disagreement with the report at the outset.

We inspected the property every quarter and issued you with a care letter highlighting our concern at the condensation that was building up. Condensation is a known ‘lifestyle' issue; lack of ventilation, drying clothes in the house, especially on radiators, etc. Our records show you were issued with several advice letters on how to treat condensation mould throughout your stay.

One inspection revealed that the waste pipe under the sink wasn't connected correctly leading to water in the cupboard beneath, causing damage to the actual cupboard and damage to the vinyl flooring around it. You did not report the issue resulting you in being charged at the end of the tenancy for allowing the damage to get worse, contrary to your obligations under the tenancy agreement.

I believe you asked to renew the tenancy as you said that you liked living in the house" but we declined and issued you with notice, to protect our client's property from further deterioration. We had warned you on previous inspections about the condition but you made no effort to improve the condition, which was evidenced on subsequent follow-up inspections.

Our client was so eager for you to leave the property they released you early from your tenancy agreement as you had found a council house into which to move.

When you left you did not pay your final rent payment. Only upon chasing you for this did we recover the rent due.

When we carried out our standard post-departure inspection you had left the house in a very poor state. We have photos on file. Problems included vomit on the bedroom carpet, damage to the walls from crayons, the house was unclean throughout and items had been dumped in the garden. The garden had to have a major overhaul despite you signing a tenancy agreement confirming you would maintain it.

You contested our claim to retain your bond in lieu of the damage and we took the matter to the arbitrator of the Tenancy Deposit Scheme who found in our favour (following sight of our Inventory and Schedule of Condition, quarterly inspection reports, copy letters to you and post-departure report and photographs). We were awarded the full deposit – all of which, and more besides, was spent on restoring the house to enable us to successfully re-let once again.

There are always two sides to every story.

I am very sorry you feel that you were cheated. Much of the information in our brochure is provided by the seller with the actual brochure ‘signed off' by the seller confirming the accuracy of the information. Where our sales team have included an inaccurate description for some reason, the seller usually corrects us as part of our audit process. In this case, it would appear this did not happen. I’m sorry you’re disappointed with your new house GS. Your surveyor is responsible for ensuring you are aware of the condition of the house before you enter into a legal commitment to buy. Didn’t their report mention anything about the drains, heating or electrics? Checks are easily arranged for these prior to purchase.
