I have felt bullied repeatedly by Ludlow Thompson. I have four properties and this is the first time I have ever listed with Ludlow Thompson, and the last. I know times are tough but I would rather leave my property empty than deal with them again. I had their sales person talk over me all the time, describing all the better properties in the area and why I should accept certain tenants,terms and low rent. He never listed to what I had to say.

I didn't realise when I signed them up what a reputation they have until I spoke to other people.

We would never knowingly leave a customer ignored or disatisifed: ludlowthompson is a professional estate agent with the highest standards. The agency is a member of the Ombudsman for Estate Agents and The Association of Residential Letting Agent, and is accredited with the Investors In People award. The Directors are very 'hands on' , reading every single customer feedback questionnaire.

I did not seek a third person's opinion before using Ludlowthompson as a landlord but my own experience from them is quite shocking. As soon as the agreement was signed all caution was thrown out of the window. I was making efforts to communicate with them only to be meeting brick walls. This is with Walthamstow LT office. The guy who signed the agreement with me introduced himself as the Manager to my property while their on-line management listed someone else. There are other moduled up issues which I may not comment on here. At first I thought there were just simple mistakes or human error but I later guessed they were all calculated and deliberate. I wrote and wrote loads of e-mails without replies other than autos. Ludlowthompson are group workers in gang who protect each other and can defend and paint glowing records. I am presently having a nightmare experience with them but I will take no chances any more. If their director Sue does what she preaches, let her get to Walthamstow Ludlowthompson and ask honest questions and contact me this time. I have had enough!

Tenant Fees

No tenancy admin fees apply to tenancies signed after 1st June 2019.

You will be required to pay a Holding Deposit, equivalent to 1 weeks rent in order to commence the process to reserve a property for consideration for tenancy.

The Holding deposit can be held for up to 15 days (The Deadline for Agreement) by which time unless mutually agreed to be extended the tenancy agreement must be signed and entered into.

The Holding Deposit is refundable (within seven days) to the tenant when the landlord and tenant agree a tenancy agreement (or where agreed in writing, can be used as part payment towards the first month’s rent where a tenancy is agreed); It is also refundable to the tenant where the landlord decides before the deadline to NOT enter into a tenancy agreement or where the landlord and tenant fail to agree to a tenancy agreement before the deadline.

The Holding Deposit will be retained by the landlord or us as letting agent in the following circumstances:

Where the tenant applicant fail the Right to Rent check regardless of when the deposit was accepted.

Where the tenant provides false or misleading information, which we have reasonably relied upon to consider the decision to grant the tenancy because this materially affects suitability to rent the property.

Where the tenant notifies the landlord or us before the deadline for agreement that they have decided not to enter a tenancy agreement.

Where the tenant fails to take all reasonable steps to enter into a tenancy agreement.

Once your offer has been accepted the full monies for the commencement of the tenancy will fall due, including typically the first month’s rent, and a deposit equivalent to 5 weeks rent (if annual rent for the tenancy is less than £50,000). The Holding deposit can be utilised towards the first month’s rent.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

Complaints Procedure

ludlowthompson prides itself on being able to fulfill customer expectations, and meet their needs. Whilst it is always our desire to achieve this, should there be a concern from our client we would always wish to be able to resolve it quickly and be given the opportunity to demonstrate our commitment to quality customer service. In order to do this, and engender an approach within our business of ownership and responsibility by all our team for the service provided to our customers, we apply the following approach to any customer complaint / concern:

1. Please refer all complaints initially to the Department that they relate to. (Lettings/Sales/Management/Accounts). Presenting your complaint directly to the party you have been liaising with.

Whilst we would anticipate that this party will have been able to resolve your issue at this stage, should you not receive a satisfactory response or resolution to your problem:

2. Please refer the complaint to our Customer Services Department. ([email protected]).

Once the complaint is received at Customer Services the matter will be acknowledged and investigated. A full response will be received from the appropriate ludlowthompson representative within 7 working days.

This representative will be a senior member of the team managing the issues on which you have reason to complain.

3. Upon receipt of the response if this is not satisfactory please advise Customer Services and the matter will be referred for review. A full and final response from a ludlowthompson representative will be received within 7 working days.

We would obviously anticipate that no response would leave issues unresolved having been considered to this stage. A 'full and final' response will be advised as such within the detail of the response and will have been provided on behalf of ludlowthompson by an appropriately senior member of the management team to ensure it has been given appropriate review and consideration.

4. However, should this 'full and final' response not be satisfactory please find detailed below the website contacts for each of the following bodies to which ludlowthompson are members. Each will ask you to have ensured you have received a full and final position from us prior to you being able to lodge a complaint with them for review and will guide you on the necessary steps to take.

ARLA (www.arla.co.uk) or NAEA (www.naea.co.uk) or The Property Ombudman (www.tpos.co.uk) . They will then consider the complaint and review the matter.
