There have been numerous problems with this agent on trying to view and secure just one rental property.
Firstly, their complete lack of flexiblity in times of viewings to the point where I actually had to alter my own work hours to view a property and this was a secondary viewing as they refused to let my partner take the place without me being present as well.
Secondly, and this happened on both viewings, they sent staff who had no idea about the property itself. We could have shown ourselves round if we'd have had the key. I understand people get sick but at least brief the person you're sending to cover so they can give you some relevant information. Or, as a bare minimum, look like they know what they are talking about.
Thirdly, failure to provide/respond to queries and requested documentation. The property myself and my partner viewed came furnished and we wished to see a copy of the inventory so we knew what was included and also if the bed in the master bedroom could be removed. This request was made lunchtime on a Saturday after my partner first viewed the property. By the following Monday evening and the second viewing we still had not been sent this information. We requested it again and stated that the only thing stopping us taking this property was viewing the inventory. The agent said they would check and let us know and wouldn't show any other people round in the meantime. Shortly after this viewing we received a call regarding the bed and told we could view the inventory the next day while picking up the paperwork to commence referencing. At that point it was our understanding that the property was ours.
As per the arrangement on the telephone the night before my partner went to collect the relevant paperwork and pay the very high administration fee Tuesday lunchtime to be told that the property had been taken by someone else that morning. They had failed to notify my partner of this causing him to waste his time travelling to their office and back during his lunch break. If we had been given the inventory when requested we could have dealt with the paperwork Monday evening.
Finally, a quick note on the administration fee, which is £180 per person. I think this is a ridiculously high fee and, speaking to other people, know that other agents don't charge near this fee if they charge one at all. The fee covered a credit check, employment and landlord reference and acted as a holding fee while the checks were being carried out. If you failed the credit check you lost your money.
Overall, the service provided by Woods has been dreadful and I would think very carefully about using this agent again. They clearly have no ability to communicate with prospective tenants on any level.
