Read This very Interesting you would be a fool to use this lettings Agent....... I used them from July 2008 to Dec 2008 Unfortunatley
THIS RUINED US...AN ABSOLUTE NIGHTMARE.
Young professional couples first move away from mum and dads home with a young boy into a new build 2 bed property. Tthought going with a lettings agent would be sensible but no not really.
The following are but a few of a long list of problems over 6 months. I was so unhappy with the service that I took legal advice to come out of my contract but it is such along and comprehensive lettings contract (take the time to read it first or have a solicitor explain it to you) That I had to complete my term.
1). Understaffed so getting anything done by the lettings agent takes time. Days - weeks - Months
2) I always had to call them and chase them and send emails again and again to get issues that this managed property by the lettings agents to get problems resolved.
3.) Some annoying moments:
I found out my property was being repossessed by the Royal Bank of Scotland as landlord had not paid mortgage. Worried about bailiffs I called CLP(Claire Lloyd Properties for advice a lady by the name of Catherine Gordon told me "Hats not our problem there's nothing I can do about it". Later on when the owner of clp was told of this she just played down the issue.
..Took two and a half months to never resolve window dressing in the end I had to pay for my own curtains and poles and getting it professionally fitted. When I was promised this before moving in and then never received them I argued the issue but was eventually told by the owner of CLP Mrs Claire Lloyd I would have to forgo the cost myself quote"You can get cheap curtains from wickes". This is part of a mail i had sent re window dressing to clp "I appreciate you telling me i am allowed to go to the diy store and buy the products for window dressing to put up. (At my own cost) But after paying for my rent, deposit, agency fees, buying furniture and removal costs and waiting for this months wages to come through I Just cannot afford paying for the products and giving a decorator a days wages to put this up when the landlord had already agreed to do so prior to me moving in."
Oh this was a ground floor flat faced by another 70 flats and the front of the house was a walkway to a major shopping centre. No privacy changing in hallways... no privacy at night with wife... no privacy when up late on my pc... no privacy when praying late at night..... list goes on
I was moved into an unfinished property. Entrance carpet missing., no post box key, no underground car park key, broken intercom, missing manuals: Cooker, Boiler, Central heating, washing machine. All of which I was unable to use properly for 2.5 months. Did not realise the property would be like this until the day I moved in..... After chasing the lettings agents with numerous mails and phone calls and visits to the office over 2 months I was able to resolve these problems in a number of hours by calling the property management team myself (House was a new build looked after by the company who built all of the properties upon the site). Eventually when getting sick of everything I called the builders of the property who told me they had no log of CLP ever calling to arrange an appointment to resolve these issues.
Upon Check in the property was dirty dust around all sills and skirting and dirty carpets (Oil Stains on carpet and walls) Dirty Bathroom floor. As the builders had just left the property and we spent a good while cleaning up. Upon check out I found a clause in the contract that states "Claire Lloyd will charge fee to use professional cleaners + 20% for any part of the property not cleaned to a reasonable standard or of a standard above that when moved into the property." Well when I moved into the property it was a mess. When I moved out me and my wife moved out a week earlier. Spent a whole week mopping hoovering - hired a professional carpet cleaner and had some spot stains removed by a professional and cleaned and cleaned until the house was cleaned to a very good standard. When the checkout came.... The checkout guy went over the whole property excessively more than the check-in lady and picked up on fingerprint smudge stains on the kitchen door handles, water marks on the sink and bath and 1 kitchen cupboard door that needing wiping down with a sponge. oh and very very faint small spot stains about .25 cm in size in carpet. His words were "There is nothing here that I will not put down as fair wear and tear". When the check in report came back it stated that additional cleaning was required for these areas. Then CLP wanted to charge me for this. Angrily I contacted the Estate agents Ombudsman and sent a long mail to the owner of CLP they then decided not to have any further cleaning done.
I lost my house keys. The key fob had CLP's no on it so I thought they might have it or it may have been handed in so I rang the office. I was clearly told that I had the only set of keys for the property and nothing else could be done from CLP and nobody had rung to hand in the lost keys. I Had to forgo the cost of changing the locks...... Upon Check out the checkout guy had a spare set of keys for the property which CLP gave to him. I was shocked why was I lied to and had to spend the time and money to have the locks changed not cheap when they had a spare set of keys. Oh its policy isn't it for the Lettings agents to have spare sets for all of there properties so they knew they would have spare keys this is another lie to many given......
The toilet flush broke. My mother was visiting and she has urine infection so needs to use the toilet considerably... I rang the Company managing the house I lived in they said cant do anything as I am tenant and clp needs to ring them first. I let clp know first thing in morning this was an emergency. By 2.00pm no news so I rang the house company again. They said sorry clp not contacted them yet and helped me anyway saying if I did not get this resolved now nobody could come out until tomorrow. This was always the case I was always having to sort out my own house problems as CLP were too slow or ignorant or understaffed or maybe just could not get through..... to resolve my house problems for me...
Oh I asked for my contract 1 week before moving in but only received it by e mail a few days before moving and what with the hassle of packing and moving never had time to read it. When I got to the office I told the ladies I wanted to read this contract and T&Cs first. I spent 1.5 hours in the office scan reading this 20 - 30 page document in fine print with loads of detailed legal jargon. Being hurried along by the staff to finish because they wanted to go home. Happy to take my cheque off me and fill in my Standing Order details and sign the dotted line as quickly as possible but rude enough to talk across me and ignore me on a number of occasions before answering my questions about the contract. Very Very Bad customer service from day one.
