During my time trying to rent a property from gate keeper they could have not been anymor eun helpful if they tried constant problems with getting out information and personally details correct and was always rushing us to sign a contract which was incorrect and did not hold any relevance to myself or my partner upon finally getting everything in order i contacted their director ben to complete the process he then told me he would ring me back in a hour which he never did i rang him for 4 days and only got the same response that he would call me back but he never did upon finally getting a hold of ben he informed me that the money we had paid was refunded due to the fact we didn't complete the very thing id spent days trying to arrange with him upon being told this i rang the company directly and demanded something be done about it as we had already given our notice for the home we originally rented i was once again put through to ben who again said he would call me back with everything in hand he did not call the every next day i rang gate keeps office to see why the delay i was told ben wouldnt be available till monday and myself and partner had to move in less than 4 days and we still did not have anything sorted i later was told that the very house we had spent the past 2 months trying to rent had been given to another couple even though we was promised that the complications would not affect us getting this house at this point i demanded to speak to the owner of the company to try solve this issue once connected i was simple told tuff luck basicly it was a first come first serve even though we had paid them £500 admin fees and had spent 2 months trying to contact them and just getting blown off i found this whole situation horrible and be little i was push aside like i was some lower class citizen for reason i can only assume was because of our age myself and partner are 22 years old and are expecting our first child so this was meant to be a joyful experience of which i feel gate keeper and destroyed for us because they simply just did not do anything we paid them to do and was impossible to reach when needed myself and partner was willing to pay the deposit admins fees and full month and half rent in advance from day one i had guarantors and full references available and we passed opportunities on several different homes because we as promised the house with gate keeper was our and there was no thing to worry about due to this we are now homeless expecting our first baby and christmass is 20 days away so thanks gate keeper for ruining what was meant to be the happiest time of my life
Comment on agent fees
the fees was ‚£350 for admin and additional ‚£150 for guarantor fee of which while scouting around are the highest fee was have be quoted and the service we received did not justifie the steepness of there fees as we have had better service for alot cheaper fee elsewhere

We are confident that we have done all that is reasonably expected of an agent here. It is our obligation to the landlord to ensure that tenants are a good match for properties and that we carry out due diligence throughout the application process to protect our clients. We are not discriminatory on the basis of age or any other factor. When information given to us is missing, incorrect or we are unable to get hold of referees (or guarantors where required), it is our duty to cancel an application.
Last week, despite our efforts to move the application forward, we refunded all fees paid to this applicant and we have been in touch on multiple occasions. We accept and have apologised for the fact that on Friday last week one of our team was difficult to get hold of, however this has not affected the end result here. Further, one of the owners of the business has twice been in touch directly to walk through the issues; unfortunately 'shanepeters' terminated the calls mid-conversation.
We are proud members of The Property Ombudsman and we act in accordance with their Code Of Practice. Sometimes things can go wrong - but we're a decent group of people and when they do, we will put our hands up and try to put things right. In this case, we simply feel that we did all we could.
