1. Viva Lettings never managed your tenancy. This was managed directly by your landlord.
2.Your tenancy ended on Friday the 30th October.
3. Your landlord informed us that he would be carrying out his own checkout inspection on Saturday 7th November prior to us coming to the property.
4. On Sunday the 8th November our checkout clerk went to the property to carry out our own checkout However without our knowledge the landlord had changed the locks so we could not gain access. The landlord reported he had carried out the checkout himself and changed the locks because you had not returned one of the communal fobs. This was entirely his decision not ours.
5.We awaited instruction from your landlord on how much he wanted to deduct. The only deduction he proposed was for a missing communal fob which you subsequently agreed to.
6.The deposit protection service reported that the deposit had been returned to you on the 18th November 2015, some 13 working days after you moved out.
Therefore based on the above facts I am not entirely sure why you are registering a complaint against Viva Lettings as :
1. We did not manage your apartment and were not involved in the checkout process.
The entire checkout process was driven by your landlord whom due to working commitments was
not able to perform a checkout on your apartment until the following weekend you moved out.
2. The £791 of your £831 deposit was returned to you with your full agreement on the 18th November, after 13 working days of you leaving the property which I believe is not unreasonable of the landlord.
I will be happy to back all of the above up with facts and written confirmation from the landlord.
Therefore I do find your review very harsh and unreasonable based on the hard facts that I have examined.
