I have been a tenant with We Let Properties for 19 months and in my dealings I have always found the staff to be polite and helpful. Unfortunately in my experience the company seems to favour landlords over tenants. I had a couple of maintenance issues ( to be expected- slight wiring problem and faulty washing machine). which the staff acted upon immediately. The chosen contractors, on the other hand were disorganised, and not very adept at what they were doing resulting in it taking 3 weeks to repair a simple fault. On check out from the property again Gemma was most helpful and having surveyed the property thoroughly for an hour taking photo's gave me an estimate of a minor deduction from my deposit for a light clean. However the cleaning contractors evidently have some leeway and decided that a light clean required a full 7 hours in a 2 bedroom apartment and practically doubled the original estimate.
As much as the staff are always polite, courteous and endeavour to help if the contractors that are chosen can take whatever time they like for repairs (as a good deal for the landlord) or when tenants are paying can pluck a figure from the air this is not conducive to a pleasant tenant experience.
The companies ethos seems to be Landlord is king and tenants are irrelevant (fodder) as evidently there is an endless supply of tenants in the Manchester area which is fair comment if the market dictates that you can run your business in this way. Personally I don't like or agree with those ethics.
What agent could do to change your mind?
Ensure that contractors completed work in a timley fashion or make alternative arrangements.
Negotiate with cleaners rather than accept invoices as being correct
