Where to begin with this awful excuse of a letting agent? First of all VERY helpful until I handed my first months rent and deposit over (£1100) then they seemed to vanish.
They were supposed to repair guttering, a cooker, a broken window and broken light for us moving in. Needless to say they didn't. When we were accepted for the house they called and said to give them a couple of weeks to get the place ready and carry out the repairs. When we moved in it was like the previous tenant had just gotten out of bed and left. None of the previous tenants belongings had been cleared out for us moving in as promised. There were even very questionable items like sex toys, sex dolls, chains, whips and straps in drawers which we had to clean out and remove. There were even dead mice under one of the beds! When I complained all Mark Breen had to say was "Ourselves and the landlord knew exactly what was in the property." No apology for the fact it wasn't cleared out as promised, just a matter of fact statement as if it was my responsibility.
This wasn't even the worst of it. The worst of it was when we reported a faulty boiler 2 weeks into our tenancy. It was found that there was nothing regulating the pressure. Did they fix it? Of course they didn't! SIX months went past with me chasing them constantly and they just ignored my emails and never returned my phone calls and once I'd eventually had enough, I with held 1 months rent. This finally prompted action and they sent someone else out to look at it who advised it was very unsafe! Both 24-7 and the landlord were "fully aware" that the repair was needing done (again Marks words) yet left it for 6 months. Willingly leaving a family with 2 small children with an unsafe boiler. Even then they told the contractor I called to say it was working fine and no longer needed a repair to try and get out of it!
Now they have issued us notice and left myself, my wife and 2 young children effectively homeless, not to mention harassing us at our front door before our notice was even up! Even when I complained about that and reminded them that legally they cannot come to the door without arranging it first all Michael Tarelli could say was "Well that's your opinion but I disagree." It's not my opinion, it is fact. Yet they seem to think that their "opinions" mean they don't have to keep up with their legal responsibilities.
Needless to say all of this has been reported to trading standards and my lawyer. But these guys don't seem to think they have to abide by their legal responsibility. In my unfortunate time as their tenant they didn't keep the place reasonably fit for human habitation, they didn't ensure that all central heating equipment was kept in full working order, or carry out repairs within a reasonable amount of time and that's just a few parts of their end of the lease that they didn't keep.
If you value your safety then please stay away from 24-7. They are nothing but money taking liars who don't have any consideration or concern for their tenants well being. The fact they can get it touch with you so quickly to find out were their rent is yet ignore you for months about urgent repairs proves were their priorities lie.
