I am a Landlady who rents out a single property, managed by Gibbs and Gillespie Uxbridge Office.
We have been renting the property for three years to a single family who have recently moved out. We have had a mixed experience with Gibbs and unfortunately not quite the excellent service we were expecting, especially as we live outside the UK.
Until recently, we have not had a single point of contact and I have had to explain who I am and what the situation with the property is every time I call. The overall impression is that I have to constantly chase up to ensure things get done in a timely manner. When trying to rent out the property this time around this lead to confusion about which tenants were actually moving in - I got two different answers from two different people. This has since been rectified with Holly being assigned.
We have had issues with quotes from suppliers. We asked Gibbs to provide quotes from Tree Surgeons to remove three trees from the garden, but never received a quote and in the end managed this ourselves. Similarly, some of the quotes have been very expensive and we have paid more than 50% less by arranging this ourselves (e.g. to fix a broken fence). I hope Gibbs can review their supplier network, because this seems an obvious place in which they could offer their clients an improved, cost effective service leveraging their scale.
Finally, our biggest issue was with the third party inspection when the tenants checked out. Despite listing numerous defects, the Inspector missed the fact our conservatory floor was damaged and needed entirely replacing significant cost, also one of the windows didn't open and needed replacing.
