The main problems in dealing with Countrywide for over four years now:
1. They didn't keep their word on having certain repairs carried out and problems solved before our move in date and subsequently these issues have not been resolved except where we have spent our own time and money on them.
2. They do not move quickly to resolve even urgent issues for the most part but instead blame their lack of action on "not being able to contact the landlord". What are we and the landlord paying them for, I wonder? We went without a working boiler for the best part of a year.
3. They don't actually check the property on a regular basis. That is they haven't checked the property in about three years or more. This isn't a big issue for us or the landlord since we are on good terms and take care of the place but surely this is part of their responsibility? Also, if they checked on the place we'd be able to point out things that really should be improved, changed or repaired for the better upkeep of the property.
4. There is no-one at Countrywide on weekend emergency call out. Why not? Surely they can afford it. We have had two or three occasions where we had emergency situations on the weekend and couldn't reach either the agency or the landlord; these caused a lot of stress and worry.
5. They abdicate practically all responsibility for their tenants and the property - probably the landlord too. And the point for their existence is?

On the positive side - the lady I usually speak to there at CW is polite and tries to be helpful.
What agent could do to change your mind?
They could manage properties properly while maintaining excellent prompt communication with landlords and tenants, solving problems effectively and quickly as they arise. Isn't that the 'mission statement" of a lettings agency?

Comment on agent fees
I got lucky - when presented with the bill for the various fees I told them to cut it in half or the deal was off. They didn't cut it in half and they still charged me above the going rate but I saved a fair bit just the same.

Comment on agent fees
The only part I have been dissatisfied with are the fees which I believe to be extortionate. I have never paid such high fees and even had them reduced slightly after complaining. They are by far the highest fees I have ever paid or heard of.
