Peter at Ellis & Co, Mill Hill, succeeded in selling my home, where ALL other Mill Hill Broadway Estate Agents ultimately failed.
SOME of these other Estate Agents, having initially won the opportunity for them to market my house, then failed dismally - never getting off the starting block with 'viewings', (no viewings no sale!).
These unproductive Estate Agents were weeded out as quickly as possible. But having chosen inefficient Estate Agents wasted valuable time and possibly meant my missing opportunities. Other local Mill Hill Estate Agents showed mesmerising inflexibility, (unbelievable under the current economic climate), to even 'want' to gain a new instruction, by either not caring to be more reasonable on Terms, (i.e. length of initial contract period etc) or not being willing to be flexible/reasonable with their sales fees.
Peter and Ellis & Co, Mill Hill, proved to be different.
From personal experience, over a length of time, I can state that Peter at Ellis and Co, Mill Hill, (and all staff), consistently stood head and shoulders above ALL their Estate Agency competition from start to finish.
INITIAL INSTRUCTION: Peter gave his honest marketing valuation and did not pitch this unrealistically high, (as did some others in order to try to win the instruction). In my opinion this is a critical detail which needs to be as close to the mark as possible, from outset. Instead Peter listened, discussed, qualified his reasoning and was sympathetic to my own particular requirements, (i.e. no for sale board etc). The Sales Fee and Terms which we agreed were also fair.
MARKETING: Ellis & Co, Mill Hill, compiled a high quality Property Description, which Peter ensured would include a Property Layout of the rooms. He also took the clearest and best photographs, amongst all of the competition. Paying attention to detail in clearing distractions from the photos, where appropriate. Peter also made sure that the required Home Information Pack was in place and available.
Although all agents these days use the internet to market properties and also mail their bank of prospective purchasers, I was very glad to see that Ellis & Co didn't solely rely on just these basic approaches, (as many others do). Peter made regular effort to try to generate extra interest and get extra viewings for my house, by being much more pro-active than the competition and also innovating the marketing strategy. Ultimately it was this effort and work ethic by Peter that generated 'the crucial viewing' which ultimately led to my house being sold. The buyer did not come via any internet marketing or direct mailing. This critical work ethic cannot be underestimated when trying to generate viewings in these difficult times.
COMMUNICATION: From outset I was not left to wonder what was happening during quiet spells but contacted and our discussions were helpful and professional. Viewings would be agreed and confirmed. Feedback following viewings was prompt and the info given was useful. Peter was easy to contact and calls were always returned. Most importantly, during the sales process Peter kept the whole thing together by regularly liasing between the buyer and myself, dealing with surveyors and by no means least, having to keep both my own solicitor and the buyer's on track, (no mean feat as ¢â‚¬Ëœsome' solicitors are sensitive creatures and laws unto themselves who can become the very spanners in the works). Again, Peter's efforts in keeping it all together cannot be underestimated here.
CONCLUSION: Put simply, the proof is in the pudding. Peter sold my house and managed to achieve a sale very close to the actual asking price.
Peter also sold a rental property for me, under difficult circumstances, (review posted separately). He found me 2 buyers, (1st sale fell through due to the tenant not leaving).
Two properties and three buyers! Although this did not all happen overnight, as it may have done some years ago when the economic climate was better, ultimately he achieved what all other Mill Hill Broadway Estate Agents failed to achieve.
Sure, there were worryingly quiet periods from time to time and I also gambled in declining offers which Peter had managed to get for me. However, ultimately it was Peter's professionalism, proactive work ethic, diplomatic communication skills and sheer effort which meant that he sold my properties in these difficult economic times.
I cannot praise Peter highly enough. Also, all staff at Ellis & Co, Mill Hill.
From start to finish, ALL other Mill Hill Broadway Estate Agents gradually fell by the wayside and many have yet to adapt to current times. Sellers don't all have the luxury of waiting for Estate Agents to adapt and become more proactive. Peter remained consistently head and shoulders over ALL of them over the long term. It wasn't easy but we got there in the end. Thank you.
