This agency use to evict us at the end of every year contract, they refused to pay us back a plumber bill for an emergency reparation, after to evict me was asking me for the rent in the following months, never fixed the damp and mold problems in the house that were affecting my asthma... After be almost leaving for three years in that property and paying on date every month and all the agency fee I was ask every time they wanted to make a new contract in the house. Really bad team and low professional.

What agent could do to change your mind?
- fees charged annually, like many English agencies; but in our case they also saw fit to issue a Section 21 notice after 10 months of the tenancy each year, so that we were legally required to vacate at 12 months. Note that they never moved to eviction proceedings - they just didn't want us to have a bargaining position. - annual rent hike massively above inflation and mortgage rates, aided by the above point. - in particular, the owner/landlord Huw Chance would claim to be 'doing us a favour' by offering to increase the rent by less, but in return would implicitly demand that we not complain to the council about mold (of which there was plenty) or various other shortcomings.
