I recently lived in a property let and 'maintained' by Urban Property Services.
On viewing the place we were told that it was to be painted, cleaned and serviced before moving in. It was not. We were told that the alarms worked, they did not.
The property went from bad to worse, LOTS OF DAMP. Damp that caused several health issues and damaged to ALL of my belongings, I stank regardless of using a dehumidifier (Constantly with a high electric output!!) and washing clothing constantly. The carpets are sodden with damp and the walls extremely mouldy. This is not up to any health codes. The agents must have known about the damp and mould issue as this seemed to have been a long lasting problem.
There were several other issues other than the damp and mould.
The floorboards in the living room were not fitted correctly and moved constantly, the furniture was so old that it did not have purpose.
The bathroom!! the bathroom was horrendous. The entire plumbing for the flat ran through a not fit for purpose Saniflo maciator. This broke down twice over a 7 month period. The first time, the pipe burst at the back due to lack of service, leaving me with sewage spraying up the walls and all over the bathroom. As this was after 6oclock I was unable to reach the agency. (They do not have an emergency number!!!) I was forced to get an emergency plumber out to the tune of £200, which the agency refused to refund as 'I could have waited'.
The second time the Saniflo system simply ceased to work, causing a sewage overflow from the toilet. I could not use the toilet, shower, bathroom sink or kitchen sink until this issue was fixed. Once again this was out of hours and this time I waited until the morning. UPS sent out a plumber who left because he 'couldn't stomach it', I was left for another day and told it would get sorted the day after. The following day another plumber was sent out and once again was unable to do anything due to 'parts'. This continued for 4 days. When I called to ask what to do about going to the bathroom or having a shower I was asked
