I used Park Row to sell my Leeds property after relocating to Edinburgh, with a clear remit that I needed them to be more responsible for things like checking instincts of the people buying and looking after the property (ie getting meter readings at exchange), as I could not be physically there and targeting first time buyers (which they said the house was ideal for).
While they did an excellent job getting above quality brochures made (putting the property in the best light) and getting people in to view the property, that's only half of the job.
The other half is the instincts on the buyer and if they are time wasters, and their ability to proactively progress exchange.
I had bad feelings about the two offers I had, though each time reassured by Park Row things would be ok, when they eventually turned out badly.
My first offer wanted to put some of the payment outside of the solicitor, meaning to me they weren't really wanting to pay the full offer, and they didn't, pulling out 3 mths after starting.
The second was put forward as a cash buyer with quicker exchange times, compensating for the first aborted deal. I found out after 2 weeks that they were part of a chain, and when I wanted to pull out and try to go for first time buyers, they advised me to stay as there shouldn't be any problems. They advised it's a standard 6-8 weeks for completion, and again when I tried to pull out at 6 weeks after seeing no movement, advised at this time of year it can be 11-12 weeks! - It turned out the delays were due to complications, and it took 4 mths to complete - a bit more proactive chasing may have helped spot problems earlier, not just changing the lead times!
Again, I'm happy that the house was sold, they did a good marketing job, though their judgment on buyers is a bit lacking - and it's both parts of selling that counts.
I felt like they were not fighting my corner to sell the house and address problems, instead when a buyer was found, leaving it run whatever course it was set on (it happened twice, remember)
And no, I didn't get the meter readings from them...
What agent could do to change your mind?
Please review your policies on how you judge buyers, not just settling for the fact they can get a mortgage/ have funds, but if they'll be time wasters.
Be more proactive in chasing and trying to use gut-feel if the buyers are going to be time wasters, rather than settling
