Mr Kam will lie to your face. He will say Yes we will fix every thing and we will clean the place before you move into the property. Then ask you 6 weeks deposit in advance so that they can do the stuff they promise you and then finally on the day you have to move in they will call you to their office give you the keys and say from this point we are not responsible for anything in the property.
The property was not cleaned with roaches/mice running every where. The closets/cabinets were broken. The fridge has enough space when closed for roaches to get inside. And of course the washing machine is broken and filled with stagnant water from ages and the whole apartment smelt like urine :(. Everything that was promised to be cleaned and fixed was in the same state we had seen 2 weeks back while paying the deposit.
We had to pay for all the cleaning etc. 100£ for the garden alone. And all they would say is contact the landlord. If the landlord will fix everything and he doesn't then who will look into it? What did i give the £350 agent fee for? I understand if we get into issues after a few months at the place but before we get in who is responsible?
What agent could do to change your mind?
They could have at least answered my phone calls, emails or said we are sorry to have put you in such mess even after taking money from you and promising to clean the place and we will set things right for you. Thats why we took the fees from you.
