The office staff and Ian Blachford were very welcoming and realistic in their approach to placing our house on the market. It had been agreed that Helmores would carry out the initial viewings and we would support any subsequent viewings. This did not work out as the Helmores representatives for the first two viewings had not carried out any basic research even from the sales literature so we were the ones who led the viewings. So in reality Helmore's had very little work for the size of the fee.
Comment on agent fees
The Scottish policy is much more satisfying, the agent fee is low but any brochure, advertising or other costs are charged separately, thus the seller has more control on the overall costs of the sale and can understand how much effort the agent is putting into selling the property.

Covid 19 struck the UK in March 2020, the initial damp was reported in January 2019, and it took till October 2019 to carry out any inspection. A report was passed to Helmores shortly after this in early November 2019. Sadly, the landlords wife did pass also in March 2020. So both incidents you mentioned occurred 14 months after the damp was raised & 5 months after the report.
