All letting agents will charge ridiculous fees but Surrey and Hants are the worst agents I have dealt with. They charge for everything which would be fine if they were an effective agent but they were awful. We worked so hard to look after the house to receive our full deposit back but they still charged us a £240 "release fee" on our deposit.
At one point we were without running cold water in the house (which is a legal requirement of any rental property) and it took Surrey and Hants 3 months to contact the landlord even with our weekly calls. In fact they didn't bother contacting the landlord until we decided to withhold rent from them. After telling them we refused to pay rent until they fixed our water a plumber suddenly turned up immediately the next morning. However, at the end of our tenancy they gave us bad references because of this action (they still made us pay for these references knowing that they would show this). Of course rather than explaining to our next land lord that we choose to withhold rent due to their incompetence and blatant failure to perform their role as an agent, they decided to hide this. Terrible, useless and expensive. Do not waste your time with them.
What agent could do to change your mind?
Stop charging ridiculous fees or at least make more of an effort to explain all of your hidden fees rather than just burying them in a contract.
Make more of an effort to improve communication between landlords and tenants (I'm sure this is one of the main points of your role?)
Scrap your "deposit release" scheme.
Stop being incompetent.
Close down your awful company and hope there is no hell.
