We rented our property in Manchester for 4 years. Over that time we had the usual amount of dealings with Philip James with nothing untoward to report, in fact Philip James advised us that we were model tennants.

It was only when we checked out of the property that we had trouble. We were charged a ridiculous amount for additional cleaning, which included such trivial items as wiping a chair and removal of a hook, which was already in the property when we arrived. Then there was the admin fee which appears to be a money making scheme which is charged regardless. During negotiations with Philip James the amount of the admin fee changed from £50 to £40 to £20 (plus vat) depending on how the mood took them.

We are currently taking the issue to the TDS so that an independet arbitrator can decide a fair outcome.

Be warned, Philip James will try to charge a fee for whatever they can. Ensure you check the inventory throughly as items appeared on our check out invoice which were incorrect.

Tenant Fees

Early Termination

Early Termination:
If a tenant requests to terminate their tenancy agreement prior to the tenancy end date, an administration fee as standard of £780 including vat (£650 + vat) will be payable, this amount will never be more than the remaining rent due on the contract (For example, if there is only 2 months left on your contract and the rent is £300 a month then the fee will be amended).
Philip James do not charge tenancy administration or agency fees to tenants who wish to renew their tenancy, in line with the tenant fees act 2019.
Philip James reserves the right to amend the schedule of fees upon providing reasonable notice in writing.
