We understand your comments about tenants liability insurance but in fact this is intended to protect your own interests as well as the landlords. It is a relatively inexpensive policy in the first instance and whilst claims can only be made for damage in excess of £100 there is no excess to pay. If for example you accidentally burn a hole in the middle of a lounge carpet with an iron or hair straighteners it would cost more than the whole of your deposit to replace the carpet even when taking into account allowances for age and fair wear and tear. You could therefore lose £500 or more for this accident whereas with the Tenants Liability Insurance in place you could claim on the insurance with no excess to pay and the landlords carpet would be replaced with no loss of deposit yourself.

We think to have these policies in place is in the best interests of both landlords and tenants and we have secured the best possible price for this insurance (although there is no compulsion whatsoever to arrange it through us). It is deemed to be a fair clause in your tenancy agreement and does not contravene any codes of practice. What we cannot make you do is insure your own contents if you do not wish to do so. It is usually this that is the subject of adverse comment.
