My agent who has helped me and my boyfriend through the whole purchase was Pat Boycott.
The first property we was going to buy, things fell through after finding something out about the property we was not happy about.
I do in part blame Ryder and Dutton and also the vendor for this, which lead to me losing out in ‚£100!!! from my solicitor for the search fees, which I then had to pay out again when choosing a new property!
I do believe Ryder and Dutton should have found out everything about the property and informed us or at least stated on the house description, that the neighbours used the properties back garden and had access rights, to bring their bins through every week.
The stress alone enough from that was heart breaking as we didn't find this out till the last hurdle and we went to sign for the house!
However, we then found a new property we loved, put an offer in and was accepted.
There was a bit of a mess and a lot of confusion right near the final step, as to move in date. It was all agreed to be the 1st of May. But then on the Wednesday before literally 48 hours before I got a call from Ryder and Dutton asking if we could put the move back one week!
As you can imagine I was extremely unhappy and upset, as all the removal vans was booked, my family had booked time off, me and my partner has booked leave from work, items were expected to be delivered on the weekend etc etc (I could go on)
But as I explained to Pat (who was very understanding and sympathetic throughout this whole ordeal) the vendor did not have any form of clarification that the following week the 8th was going to be his move in date, as they was still waiting on the other properties vendor to sort things out at their end! And it's not fair to ask us to wait a week, which then could turn into 2 or 3!
The vendor I was buying the property off, thankfully understood and agreed with this so the move went ahead on 1st all though late hours on the 1st I got the keys, but I accepted this as the vendor literally had 2 days to move his life out the house we was buying, with a baby in toe!
This whole procedure has been stressful, upsetting and we only really started to feel happy when we got the keys, but, so they say this is one of the most stressful things anyone can do, and being this is our first home, the process has been double stressful for first time buyers!
This does not one bit reflect how helpful and lovely Pat has been is assisting us and helping us at any given turn. Weekly checks always asking how I am, and how are things getting on, always keeping me updated with everything. Being available for all my queries at every turn. She is a great Estate Agent and very good at her job.
Also Sarah Morgan my broker, is a credit to Ryder and Dutton! She is a lovely lovely lady who even worked into her own time at home, out of work hours, assisting me with everything! i would go above and beyond to recommend anyone to use her and her services! My boyfriend and I can't thank her enough!
And also Ann Beech in the mortgage team, has worked alongside Sarah to help me all the way through, getting things done quickly and efficiently.
One point, the RYDER AND DUTTON sign is still in my front garden! And I think it would have been a nice gesture for RYDER AND DUTTON to offer a welcome hamper, or even a new home card.
