i was shown some clients for my property. i had an offer, but initially Haart had my rent per month wrong on their website.
my initial dealings were with Mohsen ali, known as MO, who was polite and listening to my requirements on our first meeting. I told him i was given a special deal of rent collect and rent insurance for 7%, meaning that if a rental income of 800 per month is achieved, i would get approx. 730 in hand.
everything was agreed and i went to see Poonam Begraj, who asked me to bring contract into office, bearing in mind that i am paying tenancy set up fee and monthly fees, she should have sent someone to collect singed contract. however, out of goodwill, i went to their office.
Poonam begraj, did not talk much and took signed copy of contact, no explanation of fees, or breakdown. yet she is suppose to be a negotiator, seemed very unprofessional to me, at least smile and greet clients from where you make your commissions and income.
my tenant moved in, and i got my first month rent, i was shocked to find they had charged me 10% per month for rent collect and insurance, and there was a tenancy set up fee of ‚£359, which i thought was a joke. they are making 2 months rent of me, over ‚£1500!!!
i had agreed to 7% for rent insurance and collection of rent.
i phoned Poonam Begraj, and she came across as very unprofessional, all of a sudden she is talking now, and fought her case by saying that i signed contract, yes i did sign contract but it did not show breakdown of fees, which she should have explained when i gave contract in.
she spoke like a boxing match negotiator. for all other landlords, avoid this lady, you will never get a positive outcome. Very abrupt talking.
next i phoned MO (Mohsen ali) , again i was told lies, dishonest person, who actually told me that i would get ‚£730 in hand every month and now he is saying i agreed to ‚£700. i actually told him that if the monthly rental income is 760, then after taking your cut i expect ‚£700, if i am getting ‚£800 monthly,. then i expect ‚£730 in hand a month. i was getting no where with the above 2 people.
so then i asked to speak to the manager, whose nickname is Kash, we argued over the phone, he is adamant in believing his staff, obviously because he is getting more money. however, he said what do you want to make you happy, and i will try my best...
i asked for 8% and he said he will get back to me Friday evening, and guess what, today is sunday, and no phone call, i even phoned office again and left message but no phone call.
i have a strong feeling that i will not get nothing back from these greedy staff, they are polite when contract is not signed, but once signed, that's it, no customer satisfaction or service.
to all Landlords, if you deal with this agent, make sure you get a proper breakdown of all cost before you sign contract, and avoid Poonam Begraj, speak to someone else with experience and someone who can explain breakdown of all costs associated.
the only positive thing i can say about agent is that i have an ideal professional tenant, who i am happy with. Ealing Haart let me down with the fees charged.
