I would advise anyone not to use this letting agency. They are extremely slow in responsing to complaints. For example, we were left without working appliances for over a month of our tenancy. When we moved into the flat, it was in a disgusting condition and they failed to clean it despite our regular demands. Workmen would let themselves into our property unannounced and move our belongings. Then there are the problems regarding our deposit. The agent tried to take as much of our money as possible, with poor evidence and excuses. n top of this, administration fees are very high, as are deposits. The admin fees certainly don't reflect the seriousness with which the company deal with queries, they are persistently slow and a hassle to deal with. Stay away!
What agent could do to change your mind?
Responded to queries, fixed appliances when we had requested them to, not attempted to effectively steal our deposit.

As an agent adhering to strict code of practise laid out to us by ARLA and The Property Ombudsman, we can assure you that any problems have to be investigated fully, which can take some time. We are interested in finding root causes to avoid replication, rather than silencing gestures. We have a trusted collection of tradesmen who undertake work directed by ourselves, but if for what ever reason during the extemely busy change over period in the summer months the standards slip or something is overlooked, we have the contractors return as soon as possible.

When it comes to Tenancy Deposits, as members of the government appointed TDS (The Dispute Services) we are bound by their procedures. As stakeholder we have no interest in the deposit at all, and are not permitted by law to make any deductions or to return any amount without both landlord and tenant agreement, unless a court order is made. It may be interesting to know that the standard level of deposit our landlords ask for is equivalent to one month's rent, which is widely accepted as the norm. We have a selection of properties owned by landlords who do not ask for a deposit at all however.
