Very poor service when the came time to move out of the property, very very reluctant to release deposit. They use a third party to do the inspections and the list of defects signed by the tenant on the moving out day is non reflective of what the third party reports to the letting agent which causes issues and deductions from the deposit which you are unable to dispute.

We employ the services of a third party to carry out the closing inspection, as they are deemed to be impartial. We always use their report to report the initial findings, but this is also subject to the landlord's own inspection.

If a tenant is dissatisfied with the findings of the report or the landlord's opinion, they can dispute the claim via the Deposit Protection Service. This is exactly why deposit regulations were brought in in the first place.

Howland Jones make no gain by raising issues at the closing inspection, but is forms part of our service to both the landlord and the tenant and usually, all parties agree very quickly to either a full deposit release or a reasonable contribution to rectify any issues appropriately, without betterment.
