As landlords, we had numerous problems caused by the incompetence of Martin & Co. Some examples: despite our clear instructions they left the heating switched off during a long unoccupied period during the winter. They mishandled a claim to the DPS by not supplying the correct ...

Although this person has written this feedback anonymously, we know it can only be one landlord. The property was handed over to us mid tenancy in a poor condition, and the landlord was against the idea of completing works to bring it up to a better condition, when it was re-let, hence it was not attractive to potential tenants due to its condition. The tenants we did find, the landlord did not take our advice, and unfortunately the tenants fell on difficult times & had to leave. The full deposi ...

As an ARLA agent we are very aware of contracts! We were advised that the landlord wanted her property back and we were instructed to serve a section 21 on a family that were renting the property. They applied for a housing association property due to this happening for the 2nd time to them and wanting more security. They were advised by the council to stay in the property until it went to court, which of course a tenant by law has rights to do. However due to me speaking to the tenants and t ...

If this were true we would not win the payment by the DPS. There was an invoice showing a professinal clean at the start of the tenancy. Unfortunately some tenants dont accept responsibilty for their inability to clean up after themselves. This tenant left a communal bathroom in a shocking way most weeks, the communal cleaner conducted a clean. Unlikely to recomend this person as a future tenant ...

This tenant has published a false representation of our business and as such we may take legal advice to get this removed. Meanwhile, anyone wanting to slander our business should think quite carefully about this, as we may take further action & we will refuse to give a future tenancy reference based on the tenant not conducing his tenancy in the correct manner. We are always happy to discuss this further. ...

Whenever a tenant leaves a property, our fully qualified inventory clerk (APIP Qualified), does the checkout & any cleaning issues are dealt with by booking the cleaner to rectify & charge the outgoing tenant accordingly. None of my staff would ever be so rude as to send foul mouthed emails as accused of in this feedback, perhaps a copy of these emails could be sent to me the business owner, so I can have a look at this, as I do not believe this is correct. My staff are all very calm natured & p ...

Unfortunately, this tenant would never get a reference form us due to the condition he left the property in, a brand-new property when he moved in, that had to be fully re-carpeted & repainted throughout when he left. Had he been the landlord of this property he would have been as appalled as we were at the condition. We have never had a property Ombudsman complaint from him. We would only remarket a property when a tenant does not respond in 6-8 weeks about their renewal as per this tenant's si ...

We would not charge tenants for repairs or cleaning whilst in tenancy, unless they were advised upfront the reasons, and then only after the works were done. It wold be helpful if this person was able to say who they were so I could look & see what they are referring to. I have no recollection of a property with roof damage & disrepair in the main bathroom that has not been addressed & repaired. All deposits & rent over payments are dealt with once a tenant has vacated. The deposit is lodged wit ...

I think this person is confused as this probably should read it is their first rental property, not a first-time buyer. Confusion seems to be key in this feedback. We always do our best to manage tenants' expectations when they constantly call to chase up on repairs. We want nothing more than to get repairs turned around as quickly as possible to avoid these extra calls & time needed to keep chasing parts & repairs. We always give tenants a full update, and the holdup might be a landlord needin ...

This person was so rude to our staff and expected a repair to be carried out on thier heating in a time scale that was not possible due to parts need ordering. We have had feedback that our plumbing company was not carrying out repairs as quickly & efficiently as they could so we have stopped using them and have found a company that can respond more quickly. We do find some tenants think they have left a property clean, when in reality they have not. We carry out detailed inventories to ensure ...
