My partner and I have rented a flat from John G Dean & Co. for 3.5 years. Ever since moving in we have been mostly communicating with Vicki for all questions and issues regarding the property. All our enquiries have been dealt with promptly and professionally. Any necessary repairs have been arranged quickly and carried out to a good standard by the contractors working with the estate agency. It was also very useful to have a enant's handbook that contained a number of contact details for reporting regular issues and emergencies to the appropriate parties.

Prior to vacating the property we were advised to use the services of the company approved by the estate agency for the end of tenancy cleaning. Their quoted price was about 20% (GBP 30) higher than comparable quotes from other cleaning companies, but we were advised that in case of any dispute regarding the acceptability of the cleaning standard any other contractors would not be allowed access to the property to rectify any issues highlighted during the check out after the keys to the property are returned to the inventory clerk. We have followed this advise and the cleaning was done to a good standard, so that the inventory clerk carrying out the check out procedures did not raise any negative points in relation to that.

We have ensured that on vacation the property was in the same condition as when moving in, apart from the casual wear and tear. As a result our deposit was promptly refunded in full.

If we were to rent in the same area again, we would definitely consider the services of John G Dean & Co.
Comment on agent fees
Prior to the end of tenancy we received a letter from the agency detailing instructions regarding the vacating procedure. A cheque to the value of GBP 100 (plus VAT) was requested to be provided to contribute towards the end of tenancy carpet cleaning. This fee was not advertised prior to that and it was not clear why was this requested separately to the arrangements for a professional cleaning of the entire apartment. In our case there were no carpets in the flat, so the fee did not apply either way. The same letter mentioned that there is a fee of GBP 30 (plus VAT) for obtaining a reference from the Landlord. These fees in themselves do not seem unreasonable, but it would be very helpful to be able to see a full list of all mandatory and optional fees at the beginning of the tenancy.
