Simon was easy to speak to and fully involved us with his proposals to market our property. Our home was originally a farmhouse with a substantial garden, bigger than those within a mile radius. It was therefore difficult for Simon to estimate a selling price based on comparisons with similar properties. We decided to go with the price he suggested and the house was duly advertised on line. Within 48 hours an offer, at the asking price, had been made and accepted by us following a consultation with the estate agent. We subsequently had approaches from 2 or 3 people who promised to pay us more. Possibly we could have sold for £10000 more, but hindsight is always instructive! Significantly though, the buyers, were both high earning professionals who were renting an apartment so were not encumbered with having to sell a house to help fund their new purchase.
We would have liked to have had some progress reports from Simon occasionally, but whenever we had a query we could quite easily speak to one of his staff.
The purchasers of our house called 'on spec' and I conducted them around our house on a public holiday. The next working day their offer was made and accepted. The estate agent therefore had little to do but no doubt some properties can be challenging to sell and might require considerable commitment by the agent.
Comment on agent fees
The fees were clearly set out as part of Simon's introduction so I can have no complaint. In my view a minimal commitment was necessary from him and his team because we had only one viewing arranged by the agent and I showed the prospective buyer around. As referred to above, the eventual purchasers were the second (and last) persons conducted around the property. It is difficult to know whether we would have succeeded so easily with a higher asking price.
