The staff at Ludlow Thompson are competent friendly and helpful. They respond to emails quickly have so far addressed all of the issues we have had with our new property. Where the company loses points is it's referencing requirements. Within 48h of an offer being accepted, each tenant is required to provide a driving licence or passport, proof of address, 3 months bank statements and an employment reference. If the party is a student, has a credit rating of less than 200, has been in their job for less than 12 months or does not earn more than 2.5 times their share of the annual rent, they require a guarantor who is also required to supply the above in addition to a signed covenant form. This is a lot of very personal information for each party to accrue within 48 hours (although thankfully the staff did extend the deadline for us) and entrust to Ludlow Thompson for the duration of the let. If the party cannot provide this information they are invited to pay 5 months rent up front, in our case amounting to £30,000 (enough for a deposit on a small house...)
