We took this package out and 6 months later, with no offers, we are extremely disappointed with the service and sales we have received. Read the words 'SOLE SELLING RIGHTS' and what it means very carefully. We confused it with SOLE AGENTS. Sadly this is not so. SOLE SELLING RIGHTS means that after the 6 months, if Bradleys have not sold your property, you will be subject to an administration charge (‚£500 plus VAT). The all inclusive plan probably works out well if they manage to sell your property, because the fee is a fixed price (approx 2.75% of agreed sale price plus vat). This includes their fees and solicitors fees.
However, we met with a very disappointing level of sales from the team. In 6 months, we had approximately 10 viewings. This included two buyers who clearly were not suitable. One did not want a property with stairs (we have stairs). Another, who as soon as they walked in the door found it unsuitable. This left the estate agent telling us 'He's been looking at houses for ages to turn into multi-occupancy, he's never happy'. Not only is our house not suitable for multi occupancy, the prospective buyer was known to Bradleys as a time waster.
We only received feedback twice post viewing, and this was very vague. We were offered financial consultation. We had to chase this up 3 times, only to get an appointment for the advisor to tell us to go to our existing mortgage provider. We have received minimal contact with the sales team.
Jodie and Liz were personable and professional. However, our overall impression of Bradleys service was lack lustre.

The thought of any clients receiving a poor service from us is unpleasant as we pride ourselves on a high quality service. Having read the file notes at a glance, I can see many attempts at contacting you that resulted in leaving messages and that is something that we can address internally although it is clear the effort was made to keep you updated regularly. The contract options were explained to you at the outset and you chose to upgrade your marketing and take our All Inclusive Package which regardless of the confusion between sole selling rights basis and sole agency, the administration fee would have applied due to the extra features of the package that attracted you. Unfortunately we didn't manage to find you a buyer but I can also see that suggestions were made to you as what could be done to help matters although the response stated that you were 'quite happy and in no rush'. The team in Taunton have clearly made quite an effort so we are disappointed not to have been successful this time around.
