This company is ran by terrible, lying agents. read the other bad reviews, they are all true. Email me and I'll give you further details wether you are a Landlord or Tenant. Don't be foolishly drawn in by the 4% fee, your other pockets will be robbed without you knowing! Tenant wise, best of luck getting hold of them.
What agent could do to change your mind?
Too much to list, the whole company structure and ethics are so far off mark it\'s hard to find a solution.

Our Terms of Business for Landlords outline our responsibilities and fees. This document was discussed during our initial meeting with a landlord. The terms clearly outlines any potential fees that may have to be paid during the management of any property. The terms are extremely transparent enabling a landlord to read and understand them before making a decision on whether to use our services. We do not hide fees as this would be a clear breach of the letting agents code of practice as outlined by the Property Ombudsman. The landlord wanted to know what the procedure if he decided to take the management of the property elsewhere, due to the 4% offer expiring. The terms state the following:

Right to Terminate Our Agency
In respect of an active tenancy arranged through Our Agency:
• You may terminate Our Agency by giving Us 1 months' written notice, but
• Where You continue letting to a Tenant or Occupier who We introduced
then You will be liable to pay Us a Tenant Finding fee calculated on a
notional 6 month tenancy term starting on the date that Our Agency ends
with the fee becoming payable on that day. If the tenancy terminates sooner
than 6 months after Our Agency ends then We will make a pro-rata refund
of the fee.

As landlords will be aware this clause is standard within a majority of landlord management agreements. If you compared this to a mobile phone contract an early termination fee is normal, however we would refund on a pro rota basis if the tenant vacated before the six months was up.

We would recommend that any landlord ask any agent about fees if they are not sure.
