They do not tell the truth full stop. They just want your money as a tenant and will not keep you up to date with fundamental changes even when they have no excuse not to because they have all your details.
Lie, Example 1: we moved in to one of their rental properties last week. They had previously verbally advised that the bathroom would be redone 'at some point' after we moved in. Instead they neglected to tell us that the work had already started and that one whole bathroom had been completely gutted and was out of action. Not only that the master bedroom to this on suite was uninhabitable due to the builders materials. This only became apparent when the removal van was outside despite them having my number and email. Not room to put boxes in that room or actually use that room!
Lie, Example 2: when we contacted them we specified a bath was a non-negotiable requirement. The bath is no longer there and the remodelling of the bathroom which they had full details of has no plan for a bath. Not mentioned at all.
Lie, Example 3: part of the sales pitch was you get a full professional clean with us before you move in. Didn't look like the place had been cleaned in months. No cleaners had been in and was confirmed this was due to the builders mess. After talking to the property manager apparently this isn't even part of their service anyway and is actually arranged by the property manager so again a lie and is not actually part of their fee
When contacted by the property manager on lie 1&2 above they claimed this was all communicated to me via email. I guess this makes lie 4, it wasn't. I keep emails, every email and can prove it wasn't. Don't rent through Abatoria is my advice if you hadn't already gleaned that from the above
What agent could do to change your mind?
Not lie so much

Comment on agent fees
Seemed ok upfront until you realise what a poor representation they have actually made of the tenancy

I'm sorry you feel this way but as you have mentioned that we have 'lied' to you- I would like to take this opportunity to clarify and justify our position. It’s not very nice to hear slanderous things about one’s own company.
Lie 1: ‘We advised you that the bathroom was being done at some point’. The landlords managing agent informed us of the on-going works when we first took this property on- which was the day before you offered on the property. When you viewed the property with my member of staff – he specifically asked you whether you wanted to move the ‘move-in’ date back as the landlord was refitting the bathroom. The two options were 1) you could move in but the builders would be working during the day and would clean up in the evenings or 2) you could move in a week later when the works would be completed. You went for option 1 as you needed to vacate the property you were living in last week. Therefore this is no lie on our part.
Lie 2: We NEVER had details of any building works to be carried out in that property. Please understand, we were only instructed on this property a day before you viewed it. The managing agent that you are very much in contact with did not show us any plans. All he told us- which we told you- was that the en-suite was being refitted. That’s it. No plans-nothing. So this too is not a lie.
Lie 3: Our ‘sales pitch’ as you put it talks about our fees to include ‘referencing, contract and check-in’ ONLY. This is also mentioned in black and white on the offer form you received on the 23rd of December. As you keep all emails you will be able to see this. The ‘Pre-tenancy professional clean’ is not a cost that the tenant bears in any instance and is ALWAYS the landlord’s responsibility. Your managing agent was correct- this is not something we do but is something that is his responsibility.
We try our best Victoria but we can’t please every-one. I don’t think it’s fair to post slanderous comments against us but that’s your choice. You have the number for your managing agent- please get in touch with him if you have any further complaints/issues. If you still want go through us then we will forward them to your managing agent as it is out of our control because we do not and never have managed the property.
