Visit for valuation went well and pleased with the valuation.....higher than one from another agent.
Viewings ....we didn't have many. One viewing I was disappointed with as I was sitting enjoying my post lunch brew and I heard someone enter the property. It was the accompanying agent from Ryder and Dutton with a clipboard and and behind her was a couple with children obviously expecting to view the property. This caught me on the hop as I had not been informed either by email or phone call that there was a viewing booked. The agent apologised and we agreed that she would show them the outside whilst I did a very quick tidy up {lasting 2 minutes) and then I would disappear . We had agreed that R and D would handle the viewings.
Luckily the viewers were very keen to view and eventually did buy the property BUT if it had not been convenient for me to let the visit take place or the house was untidy etc then I could have lost them as purchasers. Something went wrong at the office somewhere.........which was annoying and I don't think we got an apology for the break down in communications.

Comment on agent fees
Nothing specific to RandD but feel the Estate agent Fees rather high for what they actually do. The house basically sold itself as the couple went 'desperate' to buy in the location.
