I have had a terrible experience in dealing with Humphrey & Co for renting out a property in London. I would recommend using alternatives. They have been very unprofessional and their service has been very poor for the following reasons:

1. We were supposed to get keys to the property on the 20th June, but were informed on the 20th itself that we would not be able to get it until the 22nd June.

2. There was no gas safety certificate for the property when we moved in. When we asked for it they said they has 'lost' / 'misplaced' it and had to send someone to do a gas safety check after we reminded them.

3. The inventory report was not provided to us until 2 months after moving in.

4. They were the landlord in our tenancy agreement, but refuse to deal with our dispute for the tenancy deposit.

I would be very careful in trusting the service they deem to offer as what they promise is not what was delivered.
What agent could do to change your mind?
The agent could have kept to their promises and delivered what was agreed before signing the tenancy agreement. They signed the tenancy agreement but are saying that they are not responsible for the deposit.

Comment on agent fees
We paid administrative fees but did not feel the agent knew all the procedures that should have been completed. As noted previously, we had to remind them to complete the gas safety certificate after we had moved in, they did not provide us with an inventory report after we moved in, we had to chase the estate agent and it still took them 2 months to get back to us.
