Would definitely avoid if you are a student!! My experiences with Lords Associates ruined my second year of uni, and are the reason why I'm moving back to halls for my final year once I return from my placement.
They adopt almost bullying tactics for to force you to put a deposit down - they do group viewings and if they show you a house you like they basically tell you they'll give it to another group if you don't cough up a large deposit then and there. Being naive students we fell for this and literally let them drive us to the cash machine to pay them the money that day.
Little did we know of the huge admin fees we would then be faced with after we had handed them this inital deposit. During all of our viewings these fees were always glossed over... Funny that! Not surprisingly after being faced with these we went to the uni for help and unsurprisingly had heard of many of other groups who had fallen into this trap and had to walk away from their deposits because the admins fees were so much.
Never the less we loved the house so dug deep and took the hit! Sadly things never got any better!
- They failed to supply an inventory as promised
- Failed to organise parking permits for us as promised
- Left our garden in an unmanageable state and took 4 months to do anything about it
- We reported damp that appeared in the house, nothing was ever done
- Washing machine broke - they came to look at it, broke it some more and that was that
- Even when moving out, I drove 120 miles so we could do the check out checks, unfortunately they forgot to tell us they had cancelled and left us waiting, and although it states in the contract they would compensate us for this cancellation, they found a loop hole and refused to pay up for any of our wasted travel costs.
I could go on!
Now I don't want to be all negative, but even 5 months after moving out I'm struggling to think of anything positive to say... It was a quite nice house despite the damp? Surely there's some positivity in that?
My main reason for writing this review is to warn any fellow students of falling into this trap! By all means if they have a house that suits your needs and you really like, go for it but be aware! Get any promises they make in writing and don't give them a penny until you know exactly how much they are going to charge you! Honestly the best way to get a house tho - go through the uni! The houses may not be the highest standard but they'll look after you!
