I don't even know where to start!
1 - Inventory not accurate. They miss items/furniture; items recorded in the wrong room; condition incorrect - makes it difficult to track what's missing or what's broken when tenants leave.
2 - they don't chase tenants with rent arrears, I have to keep chasing them to chase the tenants. They appear gullible and listen to tenants 'bulls**t excuses. In the end, I'm the one who lost money and out of pocket in the thousands as they didn't do their job. 2nd set of tenants are also displaying problems re: agreement breach and they do absolutely nothing about it. When I chase them up, they ignore me.
3 - Regular inspections are pathetic for what is supposed to be a full management service. I inspect the house after a while and was shocked to see plants in the gutters, and mould on walls and windows.
4 - Communication is hit-and-miss. Sometimes responsive, sometimes not at all.

completely agree with all of the above comments.
They offer a poor inventory and its funny how things that go missing were not even on the inventory.
The fees keep going up especially repair bills by `legitimate local companies` but often cant produce valid receipts.
