I inherited a house through a close family bereavement in which I was living in. Although the house was in good condition structurally, the inside was in great disrepair and needed much work. I was also grieving and ignorant about the property market. It was important for me to move on from the house as it was too big for me and did not suit my life style however, it was a lovely house in a lovely friendly village with good facilities and could be someone else's dream home with a bit work. I decided to sell it.
At first a 'so called' friend of my late mums came out the woodwork and tried to con me out of it for half of what it was worth . A man of little moral fibre and little personal success and achievement. In fact I found a few people of questionable character tried to take advantage of my vulnerable position.
I then sold with an estate agent for £101,000 and then became aware of the chain of moving which i was in. After four months of hanging on, stress and uncertainty, the buyer asked if he could drop the price by £21,000 despite the fact that the survey came back positive. They knew I was anxious to get in the house I had made an offer on and I felt that they wanted to take advantage of my grief. It was clear that the investor and the estate agent had a relationship that was beneficial to both of them at the cost of other peoples well being.
The sale fell through and I was left very distressed by the whole affair and dismayed at the underhand and sleazy way estate agents operate.
I was then advised by a friend to look into auction. I spoke to James at auction house. He was happy to discuss the auction process with me at length. Despite my not being sure about selling he was willing to spend time explaining things thoroughly to me. He was genuine and interested more in my well being than the money aspect and I found the process to be very ethical as the staff were moral and caring.
It took me a year to put the house up for auction, yet the staff were patient and understood my difficulty in letting go of the family home. I felt safe and looked after. The process had heart and morality. As well as explaining things thoroughly they kept me up to date on developments. Nothing was too much trouble for them. Mel at the office was very kind and unlike the estate agent had warmth and humanity.
I knew they genuinely wanted the best result for me as a person. The marketing was outstanding and the house attracted great interest. On the day of the auction the house sold for £24,000 above the lowest guide price. I was so happy I hugged the auctioneer staff!
Above all I have not felt one bit of stress as they did all the work. I would always sell at auction no matter what. I cannot praise the staff at auction house highly enough for their kind, ethical, stress free, and patient client based service and of course not forgetting the house got almost £20,000 more than it would had I listened to an estate agent.
Beyond excellent and I can now start a happy new life.
