What a bunch of cowboys! At the start of my tenancy i filled in the inventory with a list of faults with the house some of them dangerous but nothing was ever done about them. When i moved out i cleaned the house from top to bottom had the garden cleared even had someone come and look it over to make sure i hadnt missed anything. Beware they will not do the check out when you are present!!! even when asked they say its not convenient Reason for this once you handed back keys you have no power to do anything or even go back to see if what they say is correct. They instructed cleaners and gardeners to go in and do jobs even before they had even told me what the faults were. The check out report had none of the ammended faults on that i listed at the start of the tenancy they had all vanished. copy everything because if you dont they will stitch you up. Take photos of everything even the light bulbs working as they will charge you for them not working at the end i replaced several when i moved in didnt tell them as i thought it was petty but at the end they charged £33 for replacing some. The only way they will pass the checkout is if you use their recomended cleaning companies at great expense to yourself even if you get your own cleaning company to do the work they will still find fault and charge you out of your deposit.Just because they are a big company dont trust them like i did they will rip you off. take lots of photos and copy everything after speaking to a local cleaning company who works for letting agents they told me they have to make one invoice for the agent and a higher priced one for the tenant!!!! Whos pocketing the difference. Nice little earner i think. Dont let them rip you off even if it goes to the tds they still judge in favour of the agent as they only look at the written evidence and the invoices they provide if you dont have any photo evidence say goodbye to your deposit!!!!!
