THIS PROPERTY WAS RENTED IN OCTOBER 2010, WITH A 12 MONTHS CONTRACT AND 6 MONTHS EARLY TERMINATION CLAUSE. WE HAD TO DEPOSIT 6 MONTHS IN ADVANCE AND A SECURITY DEPOSIT OF £4420.00

WE HAD TO TERMINATE THE LEASE IN ADVANCE, BUT BASE WAS ABLE TO FIND A NEW TENANT STARTING ON 16 OF FEBRUARY 2011.

ACCORDING WITH BASE'S OWN CALCULATION, WE HAVE A BALANCE IN OUR FAVOR OF MORE THAN 4.000 POUNDS.
THE PROBLEM IS THAT SINCE APRIL I'VE BEEN SENDING SEVERAL E-MAILS TO AN DECKERS AND KRISTJAN AND THEY DON'T EVEN BOTHER TO REPLY.

Kristjan Byfield here, one of the Company Directors. As is often the case, many vital facts have been omitted from this review and many of the facts stated are inaccurate. A more accurate account is as follows:

The Tenants had to pay rent in advance (scheduled as 2 x 6 month statements) which is a normal practise for a property let to overseas students with no UK based Guarantors.

The Deposit of £4420 might sound outrageous however this was the equivalent to 2 month's rent. Again, as the property was upmarket with a lot of contents and it was being let (for the first and last time) to young students the Landlords wanted adequate security against the condition and contents of the property.

Whilst there was a Break Clause in the contract, the Tenants requested to terminate the contract much earlier due to a change of location/country for their studies. We facilitated this and did our best to replace them as quickly as possible.

However, what transpired, and continued to transpire after they had vacated, was that a series of bills and accounts had been set up and not paid. Not only were there gas, water and electricity charges to take care of but others for mobiles, tv and more. Since they have vacated we have been sent a series of Bailiff letters by the new Tenant from various companies seeking payment which, in turn, we have settled. Many, many agents would not have done this and would have left an array of credit issues for both the Landlord and former Tenants as well as a Bailiff hell for the new Tenant.

Although we have not responded of late, our last communication was early June (2 months later than advised). We have been waiting for a suitable period of time to elapse with no Bailiff/Bill notices arriving before releasing funds. The Tenants and their fathers are fully aware of this.

Whilst our communication with them of late has been below our usual standards this has been purely down to the fact that we are in the busiest period of the year and have been otherwised engaged. We have conducted a lot of work, which we are not paid for, and the result we get is a complaint. Not only that, but this complaint was not first brought to us but is immediately launched in an open forum for all to see.

I hope people will take the time to read the response and will actually see that the service provided by us has been exemplary and that we have gone way above and beyond what most of our compeitiors would do.
