I would avoid at all costs. Once your contract finishes as a tenant, they will try and find many things wrong with the property. On my list of things there were things that were there before I had moved in. Be very careful with the inventory when you first move in. If you miss something, they WILL charge you for it.
What agent could do to change your mind?
Run through the initial inventory to ensure that they are not charging me for something that was already there. Also they should accept that wear and tear happens.
