I rented a flat for 18 months, and moved out a few weeks ago. Durning the tenancy JSM were actually ok, handling a few maintenance issues efficiently. The only real annoyance were the outrageous fees every six months (around £90). Plus check-in fee, check-out fee, etc...

However, upon checkout they tried to charge me the famous £50 cleaning fee, for various minor cleaning issues (check your contract - they can only withhold money for MAJOR cleaning issues!!). I challenged it, they still insisted I had to pay otherwise they would raise a case through the TDS. As soon as I told them to go through the TDS they immediately backed down and refunded me my £50.

Also, when refunding my deposit they tried to give me a months rent, not a month and a half. Again this was something I had to challenge.

I would also like to point out when I mentioned about being present for the checkout inspection I was practically laughed at, saying how tidy my flat had been and there would be no problem. Stupidly I accepted this, so that was a lesson learned, however someone else on here mentioned they were present and weren't told about dusty skirting boards until after they had left!

I did find a member of staff the be very inconsistent with her attitude, sometimes she was ok, and other times very blunt and snotty!!

I'm afraid JSM is a letting agency I will never ever use again.
What agent could do to change your mind?
For a start you could abide by the tenancy contract. Trying to charge cleaning fees for minor things is disgusting, and in breach of contract. Sort your staff out - one member told me check-out was free, another said ‚£100 yet I only paid ‚£60???

Ha ha. Frankly we don't give a shit about our tenants. Once we have their money that's it as far as we are concerned. Our only concern is getting the suckers in and getting our fat fees. Wahahahahahaha!!!

What agent could do to change your mind?
