C & R Properties - Salford and City Office, has been a pleasant experience for me thus far. Earlier in May this year (2014) I moved into a flat in St. James Park Apartments, Salford, that is managed by C & R Properties. The entire process was quite hassle free I thought and right expectations were set all along in terms of rent, deposit, fees etc. The flat that I moved into was not flawless, but nothing that I could not live with (I am not particularly fussy). Every time I brought something to their attention, I received immediate response. The Refrigerator stopped working in September, I got a replacement (refurbished one) within 2 days; the bath tub showed signs of mould and was sinking, within a week experts were sent over to fix the issue; the Sofa in the living room are in the last few days of its life so I am getting a replacement very soon. It is utopian to expect to live in a house / flat that has no issues. So as long as they get adressed in time and you are spared the hassle of running around, I think there should not be any reason to complain. I would definitely recommend C & R Properties from my personal experience. Perhaps the only thing which I did not like so far was a £75 fee for signing a new agreement for extending the tenancy after the initial 6 months period was over. This was the first time I had to pay anything for extending contracts and I thought £75 was too high. But if I enjoy the same level of service over the next 6 months, probably I would stop moaning about the £75 after that.
Comment on agent fees
I thought the Rent of the Flat was very competitive and I could not have expected to pay any less. Even the fees for their initial services were pretty affordable and reasonable compared to other letting agencies. But what I found a little expensive was a ‚£75 fee for signing a new agreement for extending the tenancy after the initial 6 months period was over. This was the first time I had to pay anything for extending contracts and I thought ‚£75 was too high.
