Glenmead took full management of my property via the letting agents Spencers, mid-tenancy in Dec 2011 after Select, the agent that found my tenants, went bust along with that month's rent!
It was further complicated by the fact that the tenants had put their foot through the lift floor/lounge ceiling a month before, and were trying to claim water damage.
Spencers agreed to take on the tenancy agreement, and give full property management to their managers, Glenmead. The circumstances were difficult, and they both dealt with it really well, transfer the DPS deposit papers, securing quotes and arranging the ceiling repairs (which I unfortunately had to pay up for at the time on Spencer's advice, to secure the property's safety).
The tenancy ended in July 2014, and some issues came up during its course, particularly when it came to repairs to damage the tenants had either caused or allowed to develop through lack of maintenance.
Overall Spencers and Glenmead mediated extremely well, with one unfortunate exception in Pauline Howes in Maintenance. Because of bad maintenance practices (i.e. not ventilating), some tiles in the bathroom needed replacing. The rent at the time was £100 below market, and I refused to pay for repairs for more damage that the tenants had caused. After saying I'd only agree not to replace the tenants if they repaired the damage and entered a new contract at market rents, Pauline insisted on trying to convince me repairs were for my account, and that evicting could be difficult.
Is was not an easy situation for an agent to deal with, but Pauline's questioning me about why it was relevant that the tenants were paying £100 a month less than market rental rates at the time was relevant, was quite worrying, frustrating and definitely not in my interests.
Thankfully that was recognised and the matter was taken over by Andrea and Martina, both who are helpful and professional. (The tenants made the repairs, so I agreed to enter a new contract at the then market rates).
After serving 2 months notice in April this year, the tenants refused to leave, overstaying by just over a month until July 14.
There were damages which I'm claiming for repairs from the DPS deposit, and Glenmeads continue to deal with that.
This was not an easy tenancy, and Glenmead's, in particular Martina, continue to deal with it in a professional way, diligent way as part of the contract that was up in July when the tenants left, which I am very happy about and impressed with.
I've found throughout the whole tenancy that they are very good at taking care of landlord's interests in a professional manner (Pauline Howe's blip aside), whilst still being impartial and fair to tenants.
I would absolutely recommend both Spencers for marketing and Glenmead for property management, particularly Martina and Andrea, especially with problematic tenancies.
Comment on agent fees
Probably, if given the property to market at the beginning, the fee may have been a tad cheaper. However, considering that Spencers/Glenmeads took on the property with problems already in place (ceiling repair dispute), the fees were very fair. This is especially so because they continue to be proactive about the deposit claim, and act on my behalf 5 months after the tenancy ended.
I'd definitely recommend them.
