During our 2 year tenancy, many maintenance issues were ignored, including a faulty door which prevented us accessing our second toilet for around 10 months. When the door first broke, my elderly mother was locked inside the tiny, windowless room for several hours. Apparently, even this did not warrant prompt repair. Our emails were frequently ignored.
The building had structural issues which resulted in water running down our bedroom wall. The mould that developed was so bad that we had to seal it off and sleep on the floor in another room (my partner's asthma was really severe at this stage). Our £3,000 mattress still smells mouldy nearly one year later.
Antony Roberts didn't treat the mould or do much-needed repairs until we told them we would be leaving at the end of our lease period; they then scrambled to do the repairs so they could show new tenants around. When they finally treated the mould, their maintenance man sprayed fungicide everywhere in our bedroom, ignoring our request to be notified which chemicals they would be using before commencement. When I asked the maintenance guy what he used, his response was "My friend is a pest controller, he gave me some leftover chemicals and I just mixed them all together". I asked if he was certified to use these chemicals (I am certified, hence the request to know what they'd be using). He confirmed that he was not trained in their use and didn't even know the name of the chemicals, nor what risk they posed to pregnant women.
When we came to leave, the Itinerary Clerk was a nightmare - rude, dishonest and utterly determined to cause a problem. Unbelievably, they refused to return our tenancy deposit based on such misdemeanours as leaving one solitary coriander seedpod in the dishwasher filter (yes, this went into the report). I was present during her final inspection (as requested). When I tried to take my own images to show that the property was in fact, spotless, she became very agitated and forced me to leave by claiming I was trespassing. She then lied and claimed that she found food on the stove splashback and limescale on the bathroom taps. When we asked to see her proof of this, she had 'somehow' forgotten to include these things amongst her photographs.
Based on the Itinerary Clerks report, Antony Roberts tried to scam us out of several hundred pounds, supposedly to send a cleaning crew around - basically to replace one light bulb and remove the offending coriander seed pod. Oh, and dust one lamp shade.
We contested the Condition Report and the Landlady went around to view the property herself. She was very happy with the state of the house and instructed Antony Roberts to refund our full security deposit immediately.
When we moved out, the property was left vacant for months. Eventually, the landlady was so fed up with their incompetence that she changed companies.
Throughout our tenancy, we paid our £1650/PCM rent on time, every time; carried out multiple repairs at our own expense; helped maintain the shared grounds of the property, and did everything we could to be good tenants. It seems that even the most conscientious tenants will be treated appallingly by this lot. Save yourself the grief, avoid Antony Roberts at all costs.
What agent could do to change your mind?
The employees of this company need to go and find other professions; preferably ones that keep their greedy, conniving and incompetent selves far away from the general public.
