The major problem for a person new in town is the fact that every agent office demands a guarantor. If a guarantor is not available then you need to pay six months in advance. This problem was solved, because we were not asked for anything like that. So a big plus goes there, but only for newcomers
In cases, when we needed (I had a flatmate) something like a vacuum cleaner or describe a problem with the maintenance, a note was kept by the agent but nothing was done after that if the matter was not big. That was not a big issue as long as we were not held responsible at the end of the contract. So we informed them that we would buy one so we did not bother. In cases where the issue was big, for example boiler break the maintenance team came within a week's notice.
Initially, the property was given in a good state but a fee was asked for outgoing cleaning. However, we maintained the property clean, with no damages, thus the fee was given back at the end of the contract. Also, the deposit that was asked was a month's rent and was agreed to be given back at full.
In total, we were charged only for the rents and nothing more.
The negative side was that we were never informed that the property did not have a telephone landline, so it had to be installed. We had to wait 10-14 days for that, but you expect the agent to be informed about those things. Furthermore, when a plumber came to fix something, he left a total mess. I do not blame the agency for that, but maybe they should be careful when choosing the people that are working with.
Last, whenever there was a problem or an inspection we were given notice a week before so we could arrange our meetings.
